Make Sure You’ve Paid Your Annual Dues

Dues for lot owner’s were billed in January, with a 15 May deadline.  While we’ve had a pretty decent response, there are still a few members that haven’t submitted their dues for 2024.  They have been notified.  Take a moment to check your records.  If you’re unsure, you can always contact any of the board of directors members to check.

Keep Your Yards Neat and Clean!

We have seen a lot of strange weather including many high wind days.  As a result, a lot of limbs and other woody debris has been blown out of our trees and accumulates on the ground.  The accumulated debris gets moved by the rain, and clogs drains or ends up at the bottom of the drainage areas, leaving a mess for your neighbor to deal with.  If you have a few minutes, take the time to pick up the accumulation and help keep your neighbors happy.  They will thank you.

JUNK CARS MAY BE A PROBLEM

The Board of Directors continues to receive inquiries/complaints about potential junk cars at specific residences.

The restrictive covenants promulgated by Lake Acres Association, Inc., specifically Section 9 of the said covenants specifies:  Owners of lots in said subdivision, whether said lots be built on or not, shall keep their lots free of junk cars, weeds, undergrowth, garbage, trash and unsightly debris and litter.   Some residents are concerned that several vehicles routinely parked on some properties fall under the definition of “junk car.”

Spotsylvania County defines an inoperable/junk vehicle as any vehicle which cannot move under its own power, OR is disassembled or in a state of repair for 60+ days, OR does not have a valid license plate, OR does not have a valid inspection sticker (not including registered and licensed antique vehicles), OR the vehicles are not contained within a properly permitted, fully enclosed structure, e.g. a garage.  See Sec. 12-20 of the County Code for the complete code requirements.  Any person violating this Code section shall be guilty of a Class 1 misdemeanor.  The county may remove any inoperative vehicle, which is kept in violation of section 12-20, after ten (10) days’ notice to the owner of the property upon which such vehicle is located.  The cost of any removal shall be chargeable to the owner of the vehicle and/or to the owner of the property upon which such vehicle was located.  In Spotsylvania County, one inoperable/junk vehicle may be kept on properties smaller than two acres; however, any such vehicle must be shielded from view from neighboring properties with either a form-fitting vehicle cover (tarps do not meet this requirement), a minimum 6-foot opaque landscaping hedge, or a minimum 6-foot opaque fence.  The Association Board asks that any resident with a junk cooperate with us to address the situation in order that it does not have to be reported to the Spotsylvania County Board of Zoning Compliance.  If you have any questions or concerns, please contact any member of the board of directors.

Locking the Gates on Shaw Drive

There are two locks on the Shaw Drive gate to the common area pavilion. One is for Lake Acres Residents; the other belongs to Rappahannock Electrical Cooperative (REC).  Please insure that when you lock this gate, you lock the shackles of the two locks together, as shown in the illustration below.

lock

If you clasp our lock in the chain, the service technicians for REC will not be able to open the gates. Likewise, if their lock was clasped through the chain, Lake Acres Residents would not be able to open the gate. And please, if you access the pavilion area from either the Shaw Drive or Ni River Drive entrance, remember to lock the gates when you leave.
